Delivery intelligence

How a home is delivered.

Homes on Demand replaces the improvised build with a delivery system. Seven stages, published prices, verified evidence and money that only moves when the work is proven.

01

Select a home

Every residence in the Design Library is architect-authored, coded and specified. You are choosing a defined product, not a sketch.

  • Model code, series and edition
  • Gross floor area and land requirement
  • Bedrooms, bathrooms and parking bays
02

Set your location

Pricing is published per state and city. The Naira figure you see is the figure your project is activated against.

  • Published, versioned price per location
  • Land price shown separately where it applies
  • No verbal quotes, no moving numbers
03

Declare or arrange land

Tell us you already own land, or ask us to help you arrange it. Either way the land record is attached to the project file.

  • Upload title documents and a map pin
  • Or submit your preferred location and budget
  • Estate-restricted models are matched to their estate
04

Activate the project

Activation opens your project record, assigns a serial number and locks the baseline scope, cost and duration.

  • Bank transfer or guided WhatsApp activation
  • Serial number issued for public tracking
  • Baseline scope, cost and programme locked
05

Track verified milestones

Work is delivered in milestones. Each one carries geo-stamped site evidence uploaded from the field, then verification before it reaches you.

  • Photographic evidence with GPS and timestamp
  • Project manager and quality officer sign-off
  • Live chat with the delivery team
06

Approve and release

Nothing is disbursed on a milestone until it passes verification and you approve it. Approval and payment are the same action.

  • Dual approval before any disbursement
  • Full financial trail per milestone
  • Change orders priced before they are accepted
07

Take handover

You receive the completed residence together with the full delivery record: evidence, approvals, payments and specification in one file.

  • Complete evidence archive
  • Milestone and payment history
  • As-delivered specification

What protects your money

Published pricing

Prices are drafted, approved and published by version. Activation can only use a published price.

Milestone-linked money

Funds move against verified milestones, never against promises or progress claims.

Dual verification

A project manager and a quality officer must both pass a milestone before you are asked to approve it.

Geo-stamped evidence

Site photographs are captured on site with location and device metadata attached.

Audit trail

Every sensitive action on a project is written to an immutable audit log.

Diaspora-ready

The entire delivery record is online, so an owner abroad can follow and approve without travelling.

Delivery questions

How long does delivery take?+

Each model carries an indicative programme in days, locked as the baseline duration at activation. Your milestone schedule shows target start and completion dates for every stage.

What happens if I want to change something mid-build?+

You raise a change order. It is priced for cost and schedule impact before you accept it, and only then is it injected into the programme.

Do I have to pay the whole amount upfront?+

No. Activation opens the project, and the balance is allocated across milestones that are released only after verification and your approval.

Can I build on land I already own?+

Yes. You declare the land at activation and upload your title documents and location pin, and the record is attached to the project.

How do I follow progress from abroad?+

Sign in to SmartSite for the full project view, or use your project serial number on the public tracker to see the current stage.
